New Lisbon's Median Home Price Is a Trick Question

Ask five different real estate sites for New Lisbon, Wisconsin's median home price and you will get five different answers, and none of them will be wrong.

In June 2026, one portal listed New Lisbon's median list price at $389,000. Around the same time, another site's city page put the trailing median sale price at $180,500, up 9 percent year over year, while a different page on that same site quoted $179,000 for the last 12 months, up 26 percent. A third source pegged the average sold price at $480,000. A fourth showed the average house price at $332,000 last month, up 45.1 percent from a year earlier. None of these numbers are typos. They are all measuring the same small city and none of them agree, because New Lisbon is not one housing market wearing one zip code. It is two.

Four Sources, Four Very Different Numbers

That fourth row is not a rounding error. Two pages on the same website, pulling from the same underlying MLS feed, published different year-over-year growth rates for what should be the same statistic. That is not a data glitch. It is what happens when a small town's "median" gets recalculated every time a handful of homes close, and the mix of what closed changes the answer more than any actual shift in value.

Why So Few Sales Can Move a Median That Much

New Lisbon's own real estate math tells the story. As of early August 2026, one market tracker showed 40 waterfront homes for sale in New Lisbon at a median listing price of $170,000, with just 3 homes sold in the city over the prior month. Zoom out to all of Juneau County and the picture is the same in miniature: 58 waterfront listings at a median of $293,000, with only 17 county-wide sales in a month.

When 3 sales set the median for an entire city, one $650,000 lake home closing instead of one $150,000 in-town ranch does not nudge the average. It picks it up and moves it. That is the mechanism behind the whiplash above, and it explains why days-on-market figures bounce around too. One portal clocked New Lisbon homes at a median of 51 days on market in June 2026, down 37 percent from the same month a year earlier. Another source put the median at 35 days with buyers paying 94 percent of asking price. Both can be true in the same month if the properties selling quickly are a different type of home than the ones that sold slowly the year before.

A small market does not average out its noise the way a big city does. It just reports the noise as the number.

Two Very Different New Lisbons

Drive through New Lisbon and you will pass through the market that is dragging the median down. Whistling Wings Subdivision, an in-town pocket of modest ranch homes on corner lots, is the kind of listing that anchors the low end. New Lisbon Estates East, a manufactured home community, sells lots as personal property with no land included, which pulls the number down further and also means those sales sometimes get excluded or included inconsistently depending on how a given portal classifies manufactured housing. That inconsistency alone can explain part of the gap between the $180,500 figure and the $480,000 figure.

Then there is the other New Lisbon, the one built around Castle Rock Lake, Wisconsin's fourth largest lake at nearly 14,000 acres. This is where Copper Point sits, a subdivision spanning several small private lakes with a clubhouse offering an indoor pool, hot tub, tennis and pickleball courts, and a fitness room, plus boat slip access to Castle Rock Lake arranged through the HOA. One Copper Point lot listing put annual HOA dues around $650, which covers the clubhouse and shared amenities, a real ongoing cost on top of the purchase price that an in-town buyer never has to budget for. Half Moon Bay, a separate development on the lake, sells lots with deeded lake access instead of direct frontage, which means owners get boating and fishing rights without paying waterfront property taxes, plus the option to rent a marina slip separately for an added fee. Beach Lake, a newer development on a private 5-acre lake within 45 wooded acres near Castle Rock's western shore, markets itself specifically as short-term-rental friendly, aimed at buyers who want a vacation home that can also produce income.

Not every lake subdivision plays by the same rules. A listing on Stone Gate Lake in Juneau County explicitly noted no vacation rentals allowed, positioning it as a quiet year-round or second-home option instead. That difference in covenant, STR-friendly versus STR-restricted, changes what a property is worth to different buyers even when the square footage and lake frontage look similar on paper.

Listings inside these lake developments show what this segment actually costs. As of March 2026, homes on Island View Drive were listed at $749,000 and $629,000, with a home on nearby Lake Cabin Drive listed the same month at $649,000. A separate listing on Island View Drive, current as of early August 2026, showed a 4-bedroom home at $642,000. None of these are outliers within their segment. They are typical of what a Castle Rock Lake address commands, and they sit inside the exact same "New Lisbon" that also contains a $170,000 manufactured home lot.

The Same Pattern, Zoomed Out to the County

This is not just a New Lisbon quirk. Juneau County as a whole splits the same way, three ways. As of March 2026, active lake property listings across the county averaged $429,415. As of April 2026, land and farm listings averaged $167,253, ranging from $9,900 for a small parcel up to $1,931,980 for the county's largest tract. Somewhere between those two categories sit ordinary in-town and rural homes, which is where the county-wide median sale price tends to land in the mid-$200,000s. Three overlapping markets, one county name, and whichever segment happens to transact in a given month decides what "average" or "median" gets reported that month.

What This Means If You're Comparing Towns

If you are cross-shopping New Lisbon against another Central Wisconsin town using a single headline number, you are comparing noise, not signal. The fix is not to find a better source. It is to ask a better question: which New Lisbon is this number describing?

If you are budgeting for an in-town starter home or a manufactured lot, the $170,000 to $200,000 range reflects your market far better than any blended city-wide figure. If you are shopping the Castle Rock Lake subdivisions, expect the $600,000 to $750,000 band for established homes on roads like Island View Drive, plus HOA dues in the range of a few hundred dollars a year for clubhouse and marina access. If short-term rental income is part of your plan, confirm the development's covenants before you fall in love with a listing. Beach Lake allows it. Stone Gate Lake does not. That single line in the deed restrictions matters more to your return than the list price does.

On the timing side, a financed purchase in Juneau County typically runs 30 to 45 days from accepted offer to closing, assuming appraisal and underwriting go smoothly. Cash purchases can close in two to three weeks. Lake and rural properties often need extra time built in for well and septic inspections, so if you are working with a tight timeline, ask early whether the property you want has recent well and septic reports on file.

A Couple of Quick Questions

If the median is this unreliable, how do I know what a specific home is actually worth? You pull comps from the same segment, not the same city. A lake home on Island Lake in Copper Point should be compared against other Copper Point and Half Moon Bay sales, not against a Whistling Wings ranch three miles away. The city-wide median is a poor substitute for a segment-specific comp.

Does this mean New Lisbon is a bad market to buy into right now? It means New Lisbon is two markets, and each one behaves differently. The in-town segment has stayed affordable with modest, steady demand. The lake segment has carried consistent premium pricing tied to Castle Rock Lake access and subdivision amenities. Neither trend tells you anything is wrong. It tells you the number you saw on a portal was describing a market you may not be shopping in.

Whichever New Lisbon fits your plans, the in-town starter, the lake subdivision, or the acreage in between, the comps have to match the property, not just the zip code. That is the part a headline median will never do for you.
